About this project

Daddy Electrician Ltd recently completed an EICR, electrical remedial works and a consumer unit upgrade at a residential property on Edgware Road in Central London. The purpose of the Electrical Installation Condition Report was to assess the condition and safety of the fixed wiring within the property. This included the consumer unit, protective devices, earthing and bonding arrangements, socket circuits, lighting, cooker supply, towel rail and smoke detector circuits. Following the initial inspection, the client agreed to proceed with the recommended improvements. The existing fuse box was replaced with a modern consumer unit featuring individual RCBO protection and surge protection. 📍Electrical issues addressed The existing fuse box required upgrading to provide a better standard of protection for the property and its individual circuits. As part of the agreed remedial work, we addressed the condition and arrangement of the consumer unit and improved the protection provided to the fixed electrical installation. The work included: ✅Replacing the existing fuse box with a modern consumer unit ✅Providing individual RCBO protection for the circuits ✅Installing surge protection ✅Inspecting the existing circuit cables and connections ✅Reconnecting and correctly terminating each circuit ✅Organising and clearly labelling the circuits ✅Completing the necessary electrical remedial work ✅Inspecting and testing the completed installation ✅Individual RCBO protection means that each circuit has its own combined protection against overcurrent and earth leakage faults. If a problem develops on one circuit, it is less likely to disconnect several unrelated circuits within the property. ✅The surge protection device also helps reduce the risk of damage to sensitive electrical equipment caused by transient overvoltages. 📍Scope of the consumer unit replacement Before beginning the work, our electricians safely isolated the electrical supply and confirmed that the installation was safe to work on. The existing fuse box was then carefully removed, and the circuit conductors were inspected before being connected to the new consumer unit. The cooker, kitchen sockets, general sockets, towel rail, lighting and smoke detector circuits were identified and connected to suitable protective devices. Each circuit was clearly labelled to make the new consumer unit easier to understand, maintain and test in the future. Replacing a fuse box involves more than installing new equipment. The existing circuits must be checked to confirm that they are suitable for reconnection and that the protective devices can operate correctly if a fault occurs. 📍Final inspection and EICR testing Once the remedial work and consumer unit replacement were completed, we carried out a full inspection and electrical testing process. 📍The testing covered the fixed wiring, submains and associated circuits. It included checks of: ✔️Circuit continuity ✔️Insulation resistance ✔️Polarity ✔️Earth fault loop impedance ✔️RCBO operating times ✔️Earthing and bonding arrangements ✔️Circuit identification and labelling ✔️Condition and security of electrical connections ✔️Operation of the main switch and protective devices The EICR also included sample inspections of accessible sockets, lights, switches and other electrical accessories. As expected with this type of inspection, concealed cables beneath floors, inside walls, behind fixed furniture and within other inaccessible areas could not be visually inspected. 📍What the completed EICR confirmed Following completion of the remedial works, the electrical installation received an overall assessment of Satisfactory and safe for continued use. The final report recorded: ◾No C1 observations requiring immediate action ◾No C2 observations requiring urgent remedial action ◾No C3 improvement recommendations ◾No items requiring further investigation ◾Satisfactory test results for the recorded circuits ◾A recommended next inspection date in 2031. This means that no remaining electrical safety faults or observations were recorded within the agreed extent and limitations of the final inspection. The EICR provides the landlord and tenant with a clear record of the installation’s condition at the time it was inspected. The relevant electrical certification was also completed following the consumer unit replacement and testing. 📍Project result The property now benefits from a modern and clearly labelled consumer unit with individual RCBO protection and surge protection. The agreed remedial works were completed, the circuits were inspected and tested, and the final EICR confirmed that the electrical installation was satisfactory for continued use. This project demonstrates why an EICR is valuable for landlords, homeowners and property managers. It can identify areas requiring attention and provide a clear plan for improving the safety and reliability of an electrical installation.

Challenges faced

The existing fuse box was installed in a restricted hallway cupboard, making access and cable organisation more challenging. Each existing circuit had to be carefully identified, inspected and tested before being safely reconnected to the new consumer unit. We also needed to complete the upgrade with minimal disruption to the tenant while ensuring that all circuits were properly protected, clearly labelled and ready for final EICR testing.

Solutions implemented

We safely removed the existing fuse box and installed a modern consumer unit with individual RCBO protection and surge protection. Each circuit was inspected, correctly terminated, organised and clearly labelled before the installation was fully tested. The completed remedial works improved the property’s electrical safety and resulted in a Satisfactory EICR with no remaining electrical safety observations.
