About this project

The homeowner arranged an EICR to obtain a clear understanding of the condition and safety of the electrical installation. In a larger four-bedroom property, there may be several lighting, socket and dedicated appliance circuits serving different floors and areas of the house. Our inspection covered accessible parts of the fixed installation, including the consumer unit, wiring, switches, sockets, lighting points, earthing arrangements and protective devices. The system was assessed against the current requirements of BS 7671, the UK Wiring Regulations. What We Check During an EICR? An EICR is more detailed than a basic visual inspection. It combines a careful assessment of accessible electrical components with a series of specialist tests carried out using calibrated electrical testing equipment. Before testing began, our electrician reviewed the consumer unit and identified the circuits supplying the property. We checked whether the circuit schedule was accurate and whether each circuit could be safely isolated. The inspection included the following areas: ✅Consumer Unit and Protective Devices We inspected the condition of the consumer unit, including the enclosure, main switch, circuit breakers, RCDs and other protective devices. We also checked for signs of overheating, loose connections, damage, incorrect alterations or unsuitable components. Where RCD protection was installed, operational and trip-time tests were completed to confirm that the devices could disconnect the supply within the required time during an electrical fault. ✅Earthing and Protective Bonding Effective earthing is essential because it provides a safe path for fault current and allows protective devices to disconnect the electricity quickly. We checked the main earthing arrangement and the condition of the protective bonding to services such as the incoming water and gas supplies, where applicable. Missing, damaged or undersized bonding can increase the risk of electric shock and must be recorded within the EICR. ✅Socket and Lighting Circuits The socket and lighting circuits serving the four-bedroom house were inspected and tested. This included checking accessible sockets, switches, light fittings and connection points for signs of damage, overheating, poor installation or exposed live parts. A representative sample of accessible electrical accessories was opened where appropriate so that the wiring, terminations and conductor condition could be examined. ✅Circuit Continuity Testing Continuity testing was carried out to confirm that protective conductors were connected throughout the installation. Ring-final circuits were also tested to establish whether the line, neutral and protective conductors formed complete and correctly connected rings. A broken conductor or incomplete ring circuit may not be immediately noticeable during normal use but could affect the safety and load-carrying ability of the circuit. ✅Insulation Resistance Testing Insulation resistance tests were completed to assess the condition of the cable insulation. These tests can help identify deterioration, moisture damage or faults between conductors that may lead to electrical leakage, nuisance tripping or an increased risk of fire. Sensitive equipment may need to be disconnected before this testing is carried out to prevent accidental damage. ✅Polarity and Earth-Fault Loop Impedance Polarity checks confirmed that switches and protective devices were connected in the correct conductors. Earth-fault loop impedance testing was also undertaken to determine whether sufficient fault current could flow to operate the protective device within the required disconnection time. High readings may indicate poor connections or problems with the earthing path and require further investigation. ✅Bathrooms and Outdoor Electrical Equipment Areas with an increased risk of electric shock require particular attention. We assessed accessible electrical equipment in bathrooms and checked whether fittings were suitable for their location. Where the property included outdoor lighting, sockets or other external electrical equipment, accessible parts were inspected for weather damage, suitable protection and general installation condition. ✅Temporary Power Interruptions The electrical supply needed to be switched off at different stages of the inspection so that the circuits could be safely isolated and tested. We planned these interruptions carefully and informed the customer before disconnecting the power. An EICR is carried out using inspection and sampling procedures. Concealed wiring, inaccessible areas and locations that cannot be safely reached are not disturbed. Any agreed limitations are clearly recorded within the final report. ✅EICR Results and Recommendations After completing the inspection and testing, we reviewed the results and prepared a detailed Electrical Installation Condition Report. The report records the overall condition of the installation and identifies any electrical safety concerns using the appropriate classification codes: C1 – Danger present: Immediate action is required. C2 – Potentially dangerous: Urgent remedial work is recommended. C3 – Improvement recommended: The installation may benefit from upgrading. FI – Further investigation required: Additional investigation is needed without delay. If C1, C2 or FI observations are identified, the EICR will be assessed as unsatisfactory until the necessary investigation or remedial work has been completed. We explain the results in clear language so the customer understands the condition of the installation, the importance of each observation and the recommended next steps. Where required, Daddy Electrician Ltd can provide a separate quotation for remedial electrical work. Why EICR Testing Is Important? Electrical installations can deteriorate over time, particularly in older houses or properties that have undergone alterations by different contractors. Loose connections, damaged cables, incomplete circuits and inadequate protective devices may remain hidden until professional testing is carried out. An EICR can be beneficial when: ◾Purchasing or selling a property ◾Preparing a house for rental ◾Checking an older electrical installation ◾Planning renovation or extension work ◾Investigating repeated tripping or other electrical problems ◾Confirming whether previous alterations were completed safely. ⚡Local EICR Electrician in Kingston upon Thames.⚡ Daddy Electrician Ltd is an NICEIC Approved Contractor providing professional EICR testing in Kingston upon Thames and surrounding areas of South West London.
